How many properties do you manage?

We offer personalized management to a limited number (60 and under) properties.

How do you set rent price?

Rent prices are based on the current rental market and the condition of the property.

What types of properties do you manage?

We manage single-family homes.

What are the monthly management fees?

Monthly management fees are based on the monthly rent and range from 10% to 8% based on the number of single-family properties managed per owner client.

What are your tenant screening requirements?

We expect tenants to verify a gross monthly income of at least 3x the monthly rent and undergo a criminal background check, identity verification, and a credit check. Prior rental history will also be considered and tenants with a history of late payment, lease violations, or evictions may be disqualified.

Do you require renters insurance?

We do not require renter’s insurance, but we highly recommend it.

What is your average vacancy?

Our average vacancy is 21 days.

How do you inspect properties?

We do each property inspection with a physical walk-thru and document with pictures. We do this with the owner-client at the beginning of our contract and also every six months with the tenants. The owner-client will receive a report and the tenant will be informed if there are items they need to attend to.
